Types of Fire Risk Assessments We Offer
We cater to a variety of premises with our range of assessments:
- Type 1 Fire Risk Assessment (common parts, non-destructive): This is the most common type of FRA and is usually sufficient for most purpose-built blocks of flats and conversions. Type 1 is a non-destructive assessment of the common parts of the building, not the private dwellings.
- Type 2 Fire Risk Assessment (common parts, destructive): A Type 2 FRA is normally only recommended when a Type 1 FRA indicates that there may be serious structural flaws within a building, which may increase the risk of fire spreading.
Unlike a Type 1 assessment which is non-destructive in nature, a Type 2 FRA involves destructive sampling. It may call for a contractor to open up parts of the building and then return them to their original condition once the assessment is complete. Due to the Type 2 Fire Risk Assessment being destructive, it is usually carried out when the property is vacant. - Type 3 Fire Risk Assessment (common parts and flats, non-destructive): A Type 3 FRA is similar to a Type 1, but it will also cover the interiors of individual flats, as well as the common areas of the building.
- Included in the assessment will be means of escape, the fire resistance of internal flat doors, fire alarms and fire detection and warning systems. It is one of the most comprehensive types of FRA and will also look at compartmentation between flats.
- Type 4 Fire Risk Assessment (common parts and flats, destructive): This is the same as Type 3 in scope other than it will allow for destructive inspection and testing in both flats and common parts carried out in some sample areas and flats that are selected. It will require a contractor to be present to both open up any construction for inspection and then to make it good after the inspection and testing are completed. Due to the nature of the work, it is often recommended to carry out these tests and inspections in flats that are vacant.
- General Fire Risk Assessments: A systematic review for commercial properties ranging from non-complex buildings to premises with high-risk activities such as schools, hospitals and care homes with unique safety needs. The building is assessed for fire risk including identification of any fire hazards and who may be affected by fire, evaluating the risks associated with the perceived hazard and implementing measures to eliminate or at the very least reduce those risks.
